Who should be buying real estate right now — and who shouldn’t?

I’ve been a top-selling realtor in Vancouver, British Columbia for over a decade. This city is one of the most sought-after places to live in Canada and that comes with a steep price tag. Anyone who knows about real estate knows about Vancouver prices and Whistler prices.
Just this morning my assistant told me a 550 sq ft place in Whistler sold last week for over $1m. It’s a 90s building…with lots of work coming up…and the strata fees are over $700/month — yikes.
I remember when my neighbor's house sold for $400k and that was absurdly expensive — that same house would sell for $3m now….yeesh!
Add in the rising interest rates, increased property taxes, inflation on property prices and materials/supplies, furniture/insurance and I’m getting this question a lot…
Is it even worth it to buy?
My answer, unlike most salespeople, is an honest one.
For some people, the answer is no. Actually, for most people right now, the answer is no. However, for some, the answer is still yes.
I’ll do my best to be as simple and clear with both scenarios….
